Set back from the beachfront strip, Collaroy has a run of established residential streets, Frazer Street, Florence Avenue, Alexander Street and Ramsay Street among them, where the gardens are long since grown in.

Older brick and fibro homes on these blocks were mostly laid with clay or earthenware drainage, and that pipe has had just as long for tree roots to find a way in.

Each of those pushes more fixtures and far heavier daily traffic through drainage that's no newer than what sits under the surrounding houses.
